Do I need a lawyer to buy a house?

In some provinces you can use a notary to manage the transfer of title of a property.  In Alberta it is required to hire a lawyer for your home purchase.

Do i need a lawyer who specializes in real estate?

No, but Yes!  Technically you can use any lawyer to help with your home purchase, but please don’t!

• Be available to your realtor, to make sure the contract, and amendments made to it, are drawn up properly 
• Have knowledge of not only his job but of the realtors and mortgage brokers as well
• Have a good relationship with lenders
• Be extremely detail oriented
• Know how to read an RPR and determine if there will be issues regarding what is on the RPR
• Have a willingness to above and beyond

How much does a real estate lawyer cost?

This is a tough one to answer because there are a few variables.  For a typical home the cost is between $1400 and $2200 after all is said and done.

Do I need to use a local real estate lawyer?

No, but your lawyer does need to practice in the same province as the home you are buying.
